Soft washing the exterior siding of a two-story home
★ Veteran-Owned Licensed & Insured Satisfaction Guaranteed

Georgia pollen. Red clay. Black roof streaks. Gone.

Three things wreck curb appeal in metro Atlanta, and all three are local. Yellow pine pollen coats everything every spring. Red clay stains concrete and siding year-round. And those dark streaks on your roof aren't dirt — they're algae eating your shingles. We handle all three, the right way, at the right pressure.

What we clean

Every surface, at the pressure it can actually take.

Using 3,000 PSI on vinyl siding or asphalt shingles is how homeowners end up with water behind the walls and granules in the gutter. Matching method to surface is the entire job.

Soft washing vs. pressure washing

If a company quotes you "pressure washing" for your roof or your siding, get a different company. Here's the actual difference, and why it decides how long the result lasts.

Why it matters in Georgia specifically: our humidity and tree canopy mean organic growth is the primary problem on most surfaces, not dirt. Blasting algae off leaves the spores in place and it returns by the next season. Treating it kills the organism. That's why we soft wash everything that can't take pressure — and why our results outlast a cheap blast-and-go.

Why Georgia is different

Three local problems no generic cleaner understands.

01

Yellow Pine Pollen

Metro Atlanta ranks among the worst pollen cities in America. That yellow film isn't just ugly — it's sticky, it traps moisture against your siding, and it feeds the algae that shows up in summer. The right time to wash is one to two weeks after peak drop, so you clear the pollen and the growth starting underneath it. Book early; March through June is the busiest window of our year.

02

Red Clay Staining

Georgia clay gets into concrete pores and into the bottom courses of siding, and a cold-water rinse just spreads it around. It needs pre-treatment and hot water to actually lift. This is the single most common thing homeowners tell us "wouldn't come out" when someone else tried.

03

Black Roof Streaks

Gloeocapsa magma is a blue-green algae that eats the limestone filler in asphalt shingles. It starts on north-facing and shaded slopes, spreads roof to roof on the wind, absorbs heat, and shortens shingle life. Many metro HOAs will cite you for it. It only comes off with a soft wash — pressure will take your granules with it.

04

Canopy & Humidity

Atlanta has one of the densest tree canopies of any major U.S. city. Beautiful, and it means shaded surfaces never fully dry. On heavily wooded lots we usually recommend twice a year rather than annually — not as an upsell, but because the growth genuinely returns faster.

Commercial, HOA & property managers

Exterior maintenance on a schedule you don't have to think about.

Grease at a loading dock, algae on a breezeway, gum on a storefront walkway — these aren't cosmetic to a property manager. They're liability and tenant-complaint problems that recur on a predictable cycle. We handle them on contract so they stop landing on your desk.

  • Certificate of Insurance delivered before the first visit
  • After-hours and weekend scheduling so you don't disrupt tenants
  • Written scope and frequency — you know exactly what's covered
  • Photo documentation on every completed visit
  • Single invoice across multiple properties
  • Sister company is a licensed Georgia property management firm — we know what you're dealing with

Questions

Straight answers

How much does pressure washing cost in metro Atlanta?

House washing typically runs $249–$599 depending on square footage and stories, driveways $99–$299, and roof soft washing $320–$680. Georgia pricing sits slightly below the national average. Our full published range is in the pricing table above — final quote depends on square footage, height, and how much organic growth we're removing.

What are the black streaks on my roof, and will they come back?

They're Gloeocapsa magma, a blue-green algae that feeds on the limestone filler in asphalt shingles. It typically appears first on north-facing and shaded slopes and spreads roof to roof on the wind. A proper soft wash kills the organism rather than just rinsing the surface, so results generally hold a year or more. In heavy shade it will return faster — that's the climate, not the cleaning.

Will pressure washing damage my roof or siding?

High pressure absolutely can. On asphalt shingles it strips the protective granules and can void your manufacturer's warranty. On vinyl siding it forces water behind the panels. That's why we soft wash both surfaces using ARMA-compliant low pressure and appropriate chemistry. We only use high pressure on hard surfaces like concrete, brick, and pavers.

When is the best time of year to wash my house in Georgia?

One to two weeks after peak pine pollen drop, usually late spring. That timing clears the pollen film and the early algae growing underneath it in one visit. March through June is our busiest window, so booking ahead matters. Fall is the second-best window, particularly for roofs and gutters before leaf drop.

How often should I have this done?

Annually for most metro Atlanta homes. On heavily wooded or north-facing lots, twice a year — Atlanta's tree canopy keeps surfaces damp and growth genuinely returns faster there.

Do you work with HOAs, property managers, and commercial property?

Yes, and it's a significant part of what we do. We provide a Certificate of Insurance before the first visit, schedule after hours or on weekends to avoid disrupting tenants, document every visit with photos, and can invoice multiple properties together. Our sister company is a licensed Georgia property management firm, so we understand the reporting side.

Do you offer a military or first responder discount?

Yes — 10% off any service for active military, veterans, first responders, teachers, and seniors. We're a veteran-owned company; you shouldn't have to ask twice for it.

Are you licensed and insured?

Yes. We carry $2,000,000 per-occurrence general liability coverage with a $4,000,000 aggregate, underwritten by Spinnaker Insurance Company. A Certificate of Insurance is available on request, and we send it proactively before the first visit on all commercial and HOA work.
