High pressure on vinyl siding forces water behind the panels, where it sits against sheathing and grows what you just paid to remove. On stucco it opens hairline cracks. On painted wood it lifts paint. There is no version of high pressure that is correct for siding — the industry moved to soft washing for exactly this reason.
The process
Walk the property first
We look at what we're dealing with before a hose comes off the truck — siding material, mildew depth, staining type, plant sensitivity, and where water can and cannot go.
Protect, then pre-treat
Landscaping gets saturated so runoff dilutes harmlessly. Growth areas get a dwell treatment that kills the organism at the root.
Soft wash at low pressure
A wide low-pressure fan carries the solution to the surface. No forcing water behind panels, no stripping paint, no cracking brittle vinyl.
Rinse top-down and inspect
Full rinse from roofline down, then a walk-around with you. If something needs another pass, it gets one before we leave.
Bundle and save the trip charge
Most of our work goes out as a package, because setting up once and cleaning four surfaces costs less than four separate visits.
Straight answers
How long does soft washing last on siding?
Typically a year or more, because the treatment kills the organism rather than rinsing the surface. On heavily shaded or north-facing walls in dense tree canopy — common in Sandy Springs and Roswell — expect faster return and consider a twice-yearly schedule.
Will it hurt my landscaping?
No. Beds get thoroughly pre-wet before we start and rinsed after, which dilutes any runoff well below a level that affects plants. We also flag anything unusually sensitive during the walkthrough.
Do you clean windows too?
We clean window exteriors and frames as part of the wash. Interior glass and detailed streak-free window work is a separate service — ask and we'll quote it with the wash.
What does it cost?
House washing runs $249 to $599 depending on square footage, number of stories, and how much organic growth we're removing. A single-story ranch sits at the low end; a two-story with heavy north-side mildew sits higher.
